Every quote request starts the same way: “what does epoxy flooring cost per square foot?” It is a fair question and an unanswerable one in isolation, because the same 20,000 sq ft building can legitimately price at either end of a four-fold range depending on what is under the coating and what the floor has to survive.

Still, “it depends” is a useless answer. What follows is an honest look at where commercial and industrial floor coating pricing tends to land in the Chicago market, what moves a project up or down within that range, and how to compare bids so you are not choosing the contractor who simply left the most out.

All figures here are approximate industry-general ranges for professionally installed commercial systems. They are not a quote. Real pricing comes from a site visit, slab testing and a defined scope — which is exactly why we do free on-site assessments before putting numbers on paper.

The Realistic Range

Professionally installed commercial and industrial floor coating systems commonly run roughly $3 to $12 per square foot, depending on system, thickness and the prep required. Heavy-duty mortar systems, extensive moisture mitigation or significant slab repair can push a project above that range; very large, simple, well-conditioned open floors can come in below it.

Broadly, the bands look like this:

Two things to notice. First, the add-ons are not trivial — moisture mitigation and removal can each move a project by more than the difference between two system choices. Second, the ranges overlap. A well-specified mid-build system on a clean slab can cost less than a thin-film system on a slab that needs remediation first.

Why the Chicago Market Prices the Way It Does

Regional pricing differences are real but usually smaller than people expect. In Chicagoland, several local factors matter more than the map:

What Is Included in a Real Square-Foot Price

A meaningful number covers more than resin. When you see a price, confirm it includes:

  1. Moisture and adhesion testing, with the results reported to you.
  2. Mechanical surface preparation by a named method — diamond grinding or shot blasting — to a stated surface profile (CSP) appropriate to the build.
  3. Crack chasing, spall repair and joint treatment.
  4. Primer, body coat at a stated mil thickness, aggregate broadcast if specified, and topcoat.
  5. Coving where required, terminated and sealed.
  6. Layout, striping and markings embedded under the topcoat.
  7. Containment, dust control and daily cleanup.
  8. A written cure schedule tied to return-to-service milestones.

Line items missing from a bid do not disappear; they become change orders. The most common omissions are moisture mitigation, coating removal, and slab repair — the three things nobody can size accurately without testing, which is precisely why they get left out of low bids.

Square Footage Changes the Math

Mobilization, containment, testing and layout are largely fixed costs. Spread across 2,000 sq ft they dominate the price; spread across 60,000 sq ft they nearly vanish.

That is why a small project can price at double the per-square-foot rate of a large one using the identical system. If you have several small areas to coat, bundling them into one mobilization usually saves more than negotiating the material line ever will. Likewise, if you plan to coat a building in phases over three years, expect to pay mobilization three times.

The Variables That Actually Move the Number

Ranked roughly by how often they change a price materially:

1. Existing Floor Condition

A clean, sound, uncoated slab is the cheapest possible starting point. Oil-saturated concrete, previous coatings, adhesive residue, spalling and cracking all add labor. Removing a failed coating can add as much as the new system’s material cost.

2. Prep Method Required

Diamond grinding and shot blasting produce different profiles at different production rates. Thin systems need less profile; high-build and mortar systems need more aggressive prep. Prep is where labor hours concentrate, and it is the first thing cut by contractors competing on price alone.

3. Moisture Mitigation

If testing shows vapor emission above the system’s tolerance, a mitigation layer is not optional — it is the difference between a floor and a blistered floor. This is the single most common source of unexpected cost, and the single most common cause of the failures we describe in why epoxy floors fail.

4. System Build and Thickness

Material cost scales roughly with thickness, and so does labor. Moving from a 20-mil roll-applied system to a 1/4″ troweled mortar is a different trade operation, not just more product.

5. Detailing

Coving, drain keying, equipment-base sealing, expansion joint treatment and transitions are labor-intensive linear work. A room full of trench drains and equipment pads costs far more per square foot than the same area of open floor.

6. Schedule and Downtime

Nights, weekends, phased work, tight cure windows and fast-cure chemistry all add cost. They often save more in avoided downtime than they add — but they belong in the comparison explicitly.

Comparing Bids Without Getting Burned

When two bids differ by 40 percent, the difference is almost never profit margin. It is scope.

Normalize the comparison by asking each bidder for the same six things in writing: prep method and target CSP, total system thickness in mils or inches, number and type of coats, moisture test results and mitigation approach, detailing scope (coving, joints, drains), and the cure schedule with return-to-service times. Once those are on paper, the bids usually converge — or the gap becomes obviously explainable.

Two more questions worth asking. Who actually performs the work, the company signing the contract or a subcontractor? And what does the maintenance and recoat plan look like — because a system that needs a topcoat refresh every few years at low cost can beat a more expensive one-time install over a ten-year horizon.

Thinking in Cost Per Year, Not Cost Per Square Foot

The most useful number is rarely the install price. It is installed cost divided by expected service life, plus maintenance, plus the downtime to redo it.

A thin-film system at the bottom of the range that wears through in a heavy forklift lane within two or three years, then requires the building to be shut down again for re-prep and reinstallation, is more expensive than a mid-build system at nearly double the initial price that runs far longer with periodic topcoat renewal. In an operating plant, the shutdown itself is often the largest line item nobody put in the spreadsheet.

There is no single fair price, but professionally installed commercial systems commonly fall in the approximate range of $3 to $12 per square foot depending on system, thickness and prep. A quote well below that range usually reflects reduced prep, a thinner build, or scope excluded that will return as a change order. Compare the scope, not the number.

Why did one contractor quote half of what another did?

Look at prep first. Acid etching or a light broom-and-roll costs a fraction of diamond grinding or shot blasting to a proper profile, and it is invisible in a finished floor for about a year. Then check thickness, coat count, whether moisture testing is included, and whether detailing like coving and joints is in scope.

Does a bigger project get a lower price per square foot?

Usually yes. Mobilization, testing, containment and layout are largely fixed, so they spread thinner over a larger area. Bundling multiple small areas into one mobilization is generally the most reliable way to reduce unit cost.

How much does moisture mitigation add?

It varies with the product and the severity, but as a planning figure it commonly adds on the order of $1.50 to $4 per square foot to the affected area. Whether you need it is determined by testing, not by the age of the slab. Budgeting for the possibility is wiser than discovering it after demolition.

Can I coat only part of my facility to control cost?

Yes, and it is often the right call. Zoning lets you put heavy-duty systems only where conditions demand them and lighter systems everywhere else. Just account for one mobilization per phase, and plan transitions between zones so they do not become trip or cleaning problems.

Is a quote over the phone reliable?

Only as a rough budget bracket. Without slab testing nobody knows the moisture condition, the bond strength or what is actually under the existing surface — and those are the three variables most capable of changing the price. Treat phone numbers as planning figures and get a site visit before you commit.
